2023 FHA Loan Limits In Colorado

 

Colorado 2023 FHA loan limitsNew FHA loan limits have been released for 2023. The generic national loan limit is $472,030 but Colorado has many high-cost areas which allows us to exceed that loan amount. Due to significant price increases, loan limits have roughly increased by 12% compared to 2022. Please be aware that interest rates on loan amounts above $726,200 will be slightly higher(Jumbo FHA). Benefits and important information about FHA Loans:

The Good…

  • Credit Scores down to 580(Credit scores below 620 cannot exceed $726,200 even if purchasing in a high-cost area/County).
  • 3.5% down payment + Down Payment Assistance allowed.
  • Flexible debt to income ratio(Often easier to qualify than conventional loan).
  • Interest rates tend to be lower than conventional loans especially for credit scores below 700.
  • Ideal for client who has credit scores below 700 and a small down payment.

The Bad…

  • Upfront mortgage insurance is required(1.75% of the loan amount). Can be rolled into the loan but increases loan amount.
  • Monthly mortgage insurance is required and cannot be removed unless buyer does initial 10% down payment. In that case, will be removed after 11 years.
  • Only way to remove mortgage insurance is to refinance(unless homebuyer does 10% down payment).
